How the estimate works

The construction industry in India prices residential building on a per-square-foot basis covering both material and labour. Multiply your total built-up area by that rate and you have a workable ballpark. This calculator does exactly that, with three quality tiers you can override with your own contractor's rate.

What the three quality tiers mean

Typical cost split

Roughly a third of a residential budget goes on cement, steel and sand; a quarter on labour; and the balance on bricks, finishing, tiles, plumbing, electricals and professional fees. The breakdown shown with your result uses this industry-standard split, so you can sanity-check a contractor's quotation head by head.

Costs this estimate excludes

  • Land cost, and stamp duty or registration on the land purchase
  • Municipal plan approval, development charges and utility connection deposits
  • Architect and structural consultant fees, if billed separately
  • Compound wall, gate, driveway, borewell and landscaping
  • GST, where your contractor charges it separately
  • Loose furniture, appliances and soft furnishings

Keep a contingency

Set aside 10–15% of the estimate for the unexpected: rock excavation, design changes mid-build, material price rises, or a monsoon that stalls work. Projects that run over budget usually do so because no contingency was planned, not because the original estimate was wildly wrong.

As a broad guide, basic construction runs about Rs 1,500 per sq ft, standard quality about Rs 2,000, and premium finishes Rs 2,800 or more. Metro cities sit at the higher end and smaller towns lower. Always confirm with local contractors.
No. The estimate covers construction of the structure only. Land cost, stamp duty on the land, and approval fees must be budgeted separately.
Between 10% and 15% of the estimated construction cost is the usual advice. Excavation surprises, design changes and material price movements are the most common reasons for overruns.
Slightly, yes. The foundation and roof are shared across floors, so the per-square-foot cost of an additional floor is typically a little lower than the ground floor. This calculator applies a flat rate, so treat multi-floor results as marginally conservative.
Built-up area is the total covered area of a floor including the thickness of the walls. Enter it per floor, then set the number of floors separately.
Yes. Use the optional custom rate field to override the default tier rate with a quotation you have received, and the breakdown will recalculate around it.
