What is stamp duty?
Stamp duty is a state tax on the legal document that transfers property from seller to buyer. Paying it — and registering the deed — is what makes your ownership legally enforceable. It is charged as a percentage of the transaction value and must be paid before or at the time of registration.
Which value is the duty charged on?
States charge duty on whichever is higher: the price written in your sale agreement, or the government-notified circle rate (also called ready reckoner rate or guidance value) for that locality. If you buy below circle rate, the duty is still computed on the circle rate.
The women buyer rebate
Several states deliberately charge a lower rate when the buyer is a woman, to encourage property ownership among women. Delhi, Haryana, Punjab, Rajasthan, Maharashtra, Uttar Pradesh, Odisha and others all offer some form of concession. Registration charges are separate
On top of stamp duty you pay a registration fee to the sub-registrar, typically 1% of the property value, though some states cap it or charge a flat amount. This calculator shows both separately so you can budget accurately.
Budget for this in cash
Most lenders sanction a home loan against the property value only. Stamp duty, registration, brokerage, legal fees and society transfer charges usually have to come out of your own pocket, on top of the down payment. On a ₹50 lakh flat in a 6% duty state, that is roughly ₹3.5 lakh in charges alone.
